Mobile Home Resident Sues Park Management Over Negligence-Induced Injuries

A California resident has filed a lawsuit against a mobile home park and its management, alleging negligence that resulted in significant physical injuries. The complaint was filed by Deane Brock on May 9, 2025, in the Superior Court of California, County of Ventura, against James Garcia, Benjamin Garcia, and Casitas Springs Mobile Home Park.

The case centers around an incident that occurred on the night of February 4, 2024. According to the complaint, Brock suffered injuries when his backyard collapsed into a sinkhole. This incident allegedly stemmed from negligent repairs conducted by the defendants. James Garcia is identified as the manager of Casitas Springs Mobile Home Park and acts as an agent for both the park and its owner, Benjamin Garcia. The plaintiff claims that James Garcia's actions bind both the mobile home park and Benjamin Garcia under the legal doctrine of Respondeat Superior.

Brock's allegations trace back to plumbing issues reported by his neighbor in May 2023. Defendants reportedly attempted makeshift repairs by rerouting pipes to a different cesspool without resolving underlying issues. Despite further attempts at repair in October 2023, including asphalt overlaying and substrate filling supervised by both Garcias, these efforts were deemed inadequate. By November 17, 2023, state housing authorities approved these repairs; however, they ultimately failed when Brock's backyard gave way months later.

On February 4th evening while taking out trash, Brock fell into a sinkhole but was saved from further descent by a tree root which pinned his foot. Emergency services had to extricate him carefully due to severe injuries including a broken fibula and multiple contusions. Following hospitalization at Community Memorial Hospital under Dr. Prakash Patel’s care along with other medical professionals like Kelly Brooks PA-C and Rachel Oyama PT., Brock continues treatment for ongoing pain related to his injuries.

In his complaint, Brock accuses the defendants of breaching their duty of care through inadequate repair work which directly led to his injuries—a clear violation according to California civil procedures governing negligence claims (CCP §395(a) & §410.10). He seeks compensatory damages covering medical expenses incurred from treating his physical trauma alongside general damages for pain endured during recovery.
