Tommy Arms sues Martha Casillas for breach of contract and other allegations

In the Superior Court of California, County of Ventura, plaintiffs Tommy Arms and Irene Lopez-Salas are suing defendant Martha Casillas and others (DOES 1 through 10) for various allegations including breach of contract, retaliation, negligence among others. The case, with ID 56-2022-00573128-CU-OR-VTA, was filed on December 12, 2022.

The plaintiffs' attorney is Jeffrey B. Endler from the Law Offices of Jeffrey B. Endler. The dispute revolves around a rental property located at 4861 Leeds Street, Unit B, Simi Valley, CA. The plaintiffs allege that since September 1, 2013 they have been residing at the property under agreements made with the owner - defendant Martha Casillas.

The complaint further states that Casillas has maintained the property in an illegal and uninhabitable condition and attempted to evict them twice in 2022 for non-payment of rent. These attempts resulted in two unlawful detainer cases numbered as Case No. 56-2022-00564565-CL-UD-VTA and Case No. 56-2022-00571650.

Arms and Lopez-Salas are seeking damages over $25,000 for breach of written contract (rescission), violation of civil code §1942.5(d) (retaliation), breach of the covenant of good faith and fair dealing among other charges.
