FarmPark accuses landlord Claberg Ranch of fraudulent concealment and breach amid agritourism venture fallout

FarmPark, LLC has launched a legal battle against Claberg Ranch, LLC, accusing the latter of fraudulent concealment and breach of contract in a dramatic case that could reshape business practices in Ventura County. The complaint was filed by FarmPark, LLC on April 8, 2025, in the Superior Court of California for the County of Ventura against Claberg Ranch, LLC. The lawsuit revolves around allegations that Claberg Ranch misled FarmPark about critical infrastructure issues at a leased property, which have severely impacted FarmPark's business operations.

According to the complaint, FarmPark, LLC entered into a lease agreement with Claberg Ranch in October 2021 for a portion of The McGrath Farm located in Ventura County. This agreement was intended to facilitate an "agritourism/agritainment" venture involving a farm park and wine garden. However, as per the plaintiff's allegations, significant undisclosed issues related to sewer connections and water supply soon emerged. FarmPark claims that these problems were deliberately concealed by Claberg Ranch during negotiations. "Defendants willfully, intentionally and fraudulently failed to disclose the fact that the sewer hookup operated and maintained by Defendant on the Premises is illegal," states the complaint.

The lawsuit further accuses Claberg Ranch of intentional interference with prospective economic advantage. It details how after declining an expensive licensing fee proposed by Phillip McGrath—one of Claberg Ranch's members—relations between the parties soured significantly. Allegedly hostile actions included trespassing on premises to cut off water supply and blocking access roads during crucial business events. Such acts are said to have been part of an orchestrated effort by Claberg Ranch to undermine FarmPark’s operations.

In addition to these grievances, FarmPark also accuses Claberg Ranch of breaching their contract by refusing to honor an agreed-upon lease extension option necessary for securing additional investment funds needed due to delays caused by unresolved permit issues stemming from infrastructure deficiencies. Despite notifying Claberg Ranch about exercising this option back in March 2024 amidst ongoing challenges with county permits related primarily around contaminated well water certification requirements which were never disclosed earlier - all requests were ignored leading eventually towards termination notice being served upon them instead come January next year without any valid justification whatsoever according Plaintiff’s account here presented before court today seeking justice served accordingly now finally through proper legal channels available henceforth.
