Sherri LaZelle sues Jeremy Yalban for slander defamation and unfair business practices

In a lawsuit filed in the Superior Court of the State of California for the County of Ventura on December 5, 2023, plaintiff Sherri LaZelle is suing defendants Jeremy Yalban, Steven Waisbren, Esq., Mountain Valley Homeowners Association, California HOA Solutions, Inc., and Sam Shewa aka Sabawoon Shewa. The case number is 2023CUNPO17285 and it involves claims for damages exceeding $25,000 related to slander defamation, unfair business practices, fraud false statements to government agencies, civil rights violations, professional negligence, breach of confidentiality civil harassment and breach of fiduciary duties.

The plaintiff Sherri LaZelle alleges that she has always enjoyed a good reputation in both her personal and professional life. She resides in Simi Valley in the County of Ventura where most of the alleged actions took place. The defendants are individuals or business associations who reside or operate within Los Angeles or Ventura counties.

LaZelle alleges that she has been subjected to illegal activities, gross negligence, extortion and abuse of power by the Mountain Valley Homeowners Association (MVHOA) and its accomplice California HOA Solutions (CHOAS) with Sam Shewa. She also claims that these entities have committed federal crimes of bank fraud.

The plaintiff is seeking damages for slander defamation unfair business practices fraud false statements to government agencies civil rights violations professional negligence breach of confidentiality civil harassment breach of fiduciary duties and is demanding a jury trial.
